Net Operating Income (NOI)
NOI is calculated by taking all revenue from the property, subtracting vacancy losses, and deducting all operating expenses. Note: NOI does not include the mortgage payment. Once the mortgage is subtracted from NOI, you are left with your true Cash Flow.
